Portfolio reaches 113 units as organization continues to expand across the province
Student Housing Nova Scotia (SHNS) is expanding its presence in Wolfville with the acquisition of 204 Pleasant Street, growing its portfolio to 113 units.
The 46-unit property is less than a ten minute walk to Acadia University, and is located directly adjacent to its existing property on Hillside Avenue. The acquisition will allow SHNS to offer more housing to students in a community where rental demand is consistently high and affordable options remain limited. This is SHNS’ largest acquisition to date, and the latest in SHNS’ continued investment in the Annapolis Valley over the last two years, having acquired properties in Wolfville, Kingston, and Lawrencetown.

“We see enormous potential and need in Wolfville. We take our responsibility to the broader community seriously, and we value our strong collaborative relationships with Acadia University, the Acadia Students’ Union, and the Town of Wolfville. We look forward to continuing to be a reliable long-term partner here.”
– Mitchell Archibald, Executive Director of Student Housing NS
SHNS is grateful for the support of the Province of Nova Scotia, the Community Housing Transformation Centre, and the Town of Wolfville to make this acquisition possible. Programs such as the Community Housing Acquisition Program, the Community Housing Capital Fund, and the Community Housing Growth Fund are essential for non-profit housing providers like SHNS to grow their portfolio and impact while delivering long-term affordability. “Affordable housing continues to be one of the biggest challenges facing students today, especially in a university town like Wolfville where the pressures of a tight rental market are felt across our entire community. Students are struggling to find housing that is both affordable and close to campus, and that uncertainty can have a real impact on their academic success and overall wellbeing. Investments like this are an important step toward creating a more supportive and financially accessible environment for students both now and in the future.”
– Emma Boles, President of the Acadia Students’ Union
As with all previous acquisitions, SHNS is committed to providing stability to all current residents and will not be displacing any tenants, regardless of their student status. When units become available, they will be prioritized for Acadia students.
“Students are an integral part of the Wolfville community, and we’re proud to be expanding our presence here,” Archibald added. “This is another exciting step on our journey to build a more affordable future for the next generation of Nova Scotians.”
